01. Pre-Construction

(From first enquiry through approvals and readiness to build)

Consultation & Requirement Gathering

Your journey begins with a warm, obligation-free consultation. This is where we listen deeply to understand your vision, lifestyle, and any expectations for upgrades or premium features.

During this phase we:

  • Discuss your block, orientation, desired home size and floor plan flow
  • Capture detailed design requirements and custom needs
  • Note any upgrade preferences (cabinetry, stone, flooring, windows, façade features etc.)
  • Understand your budget expectations and ideal timeline
  • Discuss our Lifestyle range, custom home options
  • We also assess your land conditions (or guide you if you are still searching), ensuring any site factors are considered early.

We gather everything needed to prepare an accurate, transparent quote with your specific requirements included from Day One.

Transparent Quote, Inclusions & Promotions

Once we fully understand your needs and upgrade preferences, we prepare a comprehensive, itemised proposal.

This includes:

  • Base Price
  • Site costs
  • Inclusions based on your preferences
  • Upgrades requested during consultation
  • Active SHRI promotions and lifestyle upgrade packages
  • Provisional allowances (if required) clearly outlined
  • Estimated timeline and key milestones
  • Any exclusions clearly outlined

We review the entire proposal together, explain each section, and ensure you’re comfortable with inclusions, allowances, and final price before any design work begins. You receive a fully transparent proposal tailored to your needs, no surprises, no vague allowances.

Deposit & Concept Plan Activation

Once you are comfortable with the pricing and inclusions, the next step is to proceed with a deposit, which authorises us to begin designing your home.

After the deposit is paid, we officially begin:

  • Drafting your concept floor plan
  • Applying your requirements to your actual Lot dimensions
  • Designing around your land’s shape, slope, setbacks and opportunities
  • Creating a plan that matches your lifestyle, preferences, and vision

A customised concept plan designed exclusively for your land and needs ready for your feedback.

Design Development & Floor Plan Finalisation

Now real creativity begins. We refine your concept plan into a beautiful, functional home design.

This phase includes:

  • Floor plan refinement based on your feedback
  • Façade style selection
  • Structural considerations and flow optimization
  • Preliminary 3D views (where applicable)
  • Integration of any special design requests

Because your pricing is already aligned, you can make design decisions confidently, without worrying about surprises. A refined, land-specific design ready for color selections and contract preparation.

Tender & Pre-Contract Preparation

Early clarity, accurate documentation, and faster approvals.

The Tender stage ensures all technical checks, compliance requirements, and design confirmations are completed before the contract signing. This allows us to produce a more accurate contract and accelerate approvals after signing.

External Color Finalisation

We lock in all your external colors at this stage:

  • Façade tones
  • Brick / render selection
  • Roofing, gutters, windows and external finishes

These selections are required to meet developer guidelines and prevent resubmissions.

Interior Color Selection

In our selection’s studio, you bring your home to life.

With guidance from interior experts, you choose:

  • Tiles, flooring, cabinetry & benchtops
  • Tapware, fixtures, fittings
  • Internal color palette
  • Appliances (if selected through SHRI)
  • Electrical plan finalised, lighting placements or any additional electrical requirements

Your final selections are clearly documented and added to your specification pack to ensure accuracy during construction. A fully personalised selections pack reflecting your taste and lifestyle.

Developer Approval Submission

We prepare and submit your Developer Approval (DA) application during Tender so:

  • Your project enters the review queue early
  • Setbacks, façade guidelines, and design covenants are confirmed in advance
  • Any developer feedback can be worked into the contract before signing

This significantly shortens the time required after contract signing.

Site & Technical Assessments

To ensure accuracy and compliance, we complete critical assessments now:

  • Soil test (geotechnical assessment)
  • Feature & level survey
  • Preliminary engineering review
  • Driveway location, easements, lot orientation, service connections

This ensures your contract reflects true structural and engineering requirements.

Compliance & Planning Review

We perform a detailed review of:

  • Developer covenants
  • Building overlays
  • Bushfire / flood / acoustic requirements (if applicable)
  • ResCode or council expectations

This assessment helps us incorporate any foreseeable requirements early in the contract to avoid delays later.

Important Note

Final approvals, including Building Permit and final Developer Approval, are always subject to the assessment of external consultants and authorities at the time of their formal submission.

This means:

  • If the building surveyor or developer identifies additional requirements during final application review, we will communicate these clearly.
  • Addressing these elements early in the Tender stage dramatically reduces the chance of surprises later, but regulatory bodies may still request minor adjustments.

We are preparing a fixed-price contract incorporating:

  • Approvals feedback (if any received)

Building Permits & Pre-Construction

Since Developer Approval was already submitted at Tender stage, we know:

  • Complete full engineering & working drawings
  • Finalise energy reports
  • Prepare and lodge the Building Permit
  • Coordinate with consultants and authorities
  • Keep you fully updated with timelines

This stage is significantly faster thanks to the early groundwork completed at Tender.

02. During Construction

Construction, Quality Assurance, PCI & Handover

Once approvals are in place, the exciting part begins. This is where your vision starts taking physical shape, guided by SHRI’s structured Quality Gate System to ensure every stage is completed with care, precision, and accountability.

Site Start & Base Stage

This is the moment your project truly comes to life. You’ll see your land transform as excavation begins and the foundations of your home are carefully prepared and poured, setting a strong, accurate base for everything that follows.

Site establishment → excavation → footings → slab pour

Frame Stage

Your home starts to rise from the slab. Walls, rooms, and spaces become visible for the first time, allowing you to walk through and truly understand the scale and flow of your future home.

Structural Framing → Roof Trusses → Bracing

Lock-Up Stage

The structure is sealed from the elements as the roof, windows, doors, and external cladding are installed. Your home now looks complete from the outside and is protected from weather.

Roofing → Windows/Doors → External Cladding → Home Becomes Weatherproof

Rough-In & Fixing Stage

This is where the home begins to feel real inside. Plumbing, electrical, heating and cooling systems are installed, walls are lined, doors and cabinetry start going in, and internal spaces take shape.

Plumbing Electrical → Heating & Cooling → Plasterboard → Doors, Architraves → Painting → Cabinetry → Waterproofing

Final Finishes

The final details bring everything together. Flooring, tiles, stone benchtops, fixtures, fittings, paint, and finishing touches are completed to deliver a polished, move-in-ready home.

Stone Installation → Tiling → Flooring → Rendering → Final Painting → Fit Off → Electrical → Plumbing → Door Fixtures → Detailing

Internal Quality Assurance

Our "Quality Assurance Managers" perform multiple QA checks at every stage using SHRI’s internal SOPs for each trade.

Practical Completion Inspection (PCI)

You walk through your home with us to review every room and detail. Any final touch-ups are noted and addressed before handover.

Handover Day

Keys are handed over, documents explained, and your new chapter begins. We guide you through your home, explain how everything works, and ensure you feel comfortable and supported. You receive:

  • Keys to your new home
  • Warranty packs
  • Manuals & certificates
  • Maintenance guide
  • Introduction to your warranty contact team

03. Post-Construction

Maintenance & Warranty Support
