With nearly a decade of property investment experience, Ata has navigated both favourable and challenging market conditions across Australia and India. Along the way, he has gained valuable insights that continue to shape the way he approaches long-term property investment today. Reflecting on his journey, he shares the lessons, challenges, and mindset that have guided him throughout.
Ata's journey into property investment began almost nine years ago through early exposure to the real estate industry. Working alongside professionals within the sector gave him valuable insight into the market and its long-term potential. What started as a growing curiosity soon evolved into a deliberate investment approach.
Over the years, he expanded his knowledge, built a diverse portfolio, and gained experience across markets in Australia and overseas. Looking back to where it all began, "My inclination towards investing in real estate started around 2017, and that's where the journey began."
As his portfolio grew, so did his understanding of patience, research, and informed decision making lessons that continue to shape the way he approaches investment opportunities today.
Like many experienced investors, Ata has witnessed both periods of growth and uncertainty of the property market. Earlier in his journey, lower interest rates and stronger cash flow created opportunities to grow with confidence.
As market conditions shifted, the challenges became increasingly apparent. "My major concerns were the rising interest rates and the negative cash flow I was incurring in my previous investments," he explained.
Looking back on the search, he acknowledged the patience it required, sharing, “It took us months to find the actual house we wanted to live in; it’s been a long journey.”
Rather than stepping away from the market, Ata reassessed his strategy and focused on opportunities that aligned with his long-term goals and changing market conditions.
For Ata, the objective was clear from the outset: to create an investment aligned with his financial goals while avoiding negative cash flow. As he explained "My concern was not to have negative cash flow on this investment."
With that objective firmly in mind, he worked closely through the planning and design process to ensure the home was tailored to both rental appeal and investment performance. The final outcome delivered a four-bedroom home with a double garage, maximising functionality while supporting the goals he had set from the outset.
Today, that strategy is delivering exactly what it was intended to achieve. Reflecting on the outcome, he shared "It's been three months since the tenant moved in and I'm not incurring any negative cash flow on this specific investment."
With rising interest rates and increasing pressure on cash flow, Ata found himself navigating a period of uncertainty where every investment decision required careful consideration. Speaking about those challenges, he shared "I was really confused, to be honest, because of the rising interest rates and the negative cash flow."
Rather than rushing into another purchase, he took the time to understand what would best support his long-term goals. Through discussions with Shri Homes around land selection, local demographics, budget, and investment objectives, a clear approach emerged that aligned with his financial expectations.
As confidence grew, uncertainty gave way to a carefully planned investment, combining the right land, a considered custom design strategy, and a long-term vision for performance.
With a clear direction established, the vision began to take shape through close collaboration. Describing the early stages of the project, he explained "It was not straightforward to start with. We had a lot of discussions over the phone and in the office."
As designs evolved, selections were finalised, and approvals progressed, our guidance helped keep the project aligned with its objectives.
Speaking about the selection process, he added "I always get confused when multiple options are presented, so having the preset selections in front of me made it much easier." Curated selections helped simplify the experience while keeping the investment focused on its goals.
After nearly a decade of investing, one lesson remained constant throughout the journey. As he gained experience and navigated different challenges, he came to realise that successful property investment is not just about finding the right opportunity, but also about understanding the market, doing your research, and surrounding yourself with the right people.
One piece of advice he shared was "Take time, do your own research, look around what's happening, speak to people, and choose the right partner in your journey." Looking back, this long-term mindset continues to guide the way he approaches investment decisions today.
Outcome
Today, Ata can look back on a journey shaped by perseverance and a clear goal. What began as an idea has now delivered the outcome he had set out to achieve. Built on a boundary-to-boundary lot, the COVEHAVEN 181 floor plan helped make it possible, with the property now tenanted.
Discussing the support he received, he shared "Once the project starts, they take the accountability and responsibility of delivering the investment, which takes all the pressure away from the investor."
